Bayview Hill

Bayview Hill is a fantastic community with its top schools and many luxury homes. The name of Bayview Hill is from the primary road west border of the community, which links upscale communities such as Lawrence Park, Rosedale, and others. The City of Richmond Hill named many streets in the Bayview Hill community after the famous midtown neighborhood Forest Hill.

Community Overview

Community development started in the 1980s. The real estate developers planned this area with a high-end residential neighborhood in mind. The population density of this area is much lower than that of surrounding communities because most houses are sitting on larger lots. Families here generally are wealthier, and most bought their houses here because the famous Bayview Secondary School is one of the top schools across Ontario.

1. Housing:

Real estate at Bayview Hill is generally more expensive compared with other communities of Richmond Hill. Most homes sit on a generous lot and have lovely landscaping and gardening. Close to 100% of homes here are detached houses with a minimum of Four Bedrooms and a double car garage. Houses with five bedrooms with three or more garages are also typical. Around 50% of houses here were built between 1980 and 1990. The other half was constructed in the 1990s. There are also a tiny number of newly developed Semi and townhomes sitting on the West side of the community close to Weldrick Road. It is hard and expensive to rent here. Around 2% are renters, and homeowners occupy 98% of dwellings.

From MLS listings, in the past 90 days, Bayview Hill Richmond Hill sold 13 detached houses on average of $2,951,385; 1 Attached town home, Semi-detached and Link houses on average of $1,581,800; 1 condos on average of $545,000.

2. Demographic:

Bayview Hill is one of the most well-known communities for Chinese. When the area was first developed, most residents were from Hong Kong. Now it welcomes many more wealthy families, mainly migrated from China. The principal ethnic groups are Chinese and a smaller number of Indian and Persian.

3. Transportation:

This community is relatively independent. Entering from the surrounding main streets at Richmond Hill will see a uniquely designed entrance. Though public transit is close to the neighborhood, residents here will almost live by car. It is easy to take highway 404 at Major Mac in the north or 16th Ave in the south, and it takes at most 10 minutes to get to the highway entrance. GO Train Richmond Hill Station is on the district's west side. It has plenty of parking spaces for commuters.

4. Recreation:

It is a beautiful community with a great natural environment. A walking trail along with Beaver Creek runs through Bayview Hill. The center of the community is the Bayview Hill Community Centre offering residents a swimming pool, basketball, and tennis courts. Bayview Hill Park, with four other smaller parks, provides soccer fields, basketball courts, baseball fields, and kids' playgrounds.

5. Shopping:

The largest shopping area concentrates at Major Mackenzie, north of the community, where one can find Walmart, Food Basic, FreshCo, LCBO, and restaurants of all types. At Bayview Avenue and Weldrick, Village Gate Plaza has a supermarket, restaurants, and banks. Bayview Hill Center Plaza, located at Spadina and 16th Ave, also has many shops, restaurants, a supermarket, and a bank.

6. Schools:

Bayview Hill Elementary public school is the only elementary school serving the community. It takes the student from JK to grade 8. The school is one of the top schools in Ontario, consistently ranking top 5%. For high school, Bayview Secondary School was ranked No. 8 in Ontario. Students and parents highly value the IB program at Bayview Secondary School. Many graduates have been admitted to prestigious universities in recent years.

Bayview Hill is one of the top choices for families in Richmond Hill. Many Chinese consider Bayview Ave and Yonge Street are dragon veins, a prosperous source with great Fengshui and wealth of Toronto. Some marketers promote the community as a Rich man's villa to attract wealthy families locally and abroad.
